Well i have some bad news to start with first..

 

Just been evicted from my house because my idiot housemate didnt pay rent for 4 weeks, and we were $1000 behind in rent. So my last day in my house will be the 27th of Jan (but dont have a Desktop anymore).. :help: :thumbsdownsmileyani

 

Will be moving to my fiance's fathers place where we can start to get ahead by saving some money for a new house (that we plan to build), the wedding, engagement party, new cars, and new pretty stuff. (a baby mite come in there somewhere also) :seks: :sweat:

 

Wont be playing any games for about 1.5 yrs till i get my life back on track and stable enough to be sure that everything will last. :2thumbs:

 

Will keep an eye on forums when i have the time, or when i can bothered too :yeah:

 

SO all have fun, and i will be back eventually, just dont know when yet.. will update more in a month or so once i know what is happening..

hehe sux aye, butnow ya get to do new stuff, lost a couple of places over the years due to house mate being late or not paying, still help each other out every now n then. he got me out of a bind just recently when my card broke n was a stranger in a strange land. lost a little unit once cos i was a dumb ass.

Sounds like a perfect op to make things work with the misses, my ex'x old man is still a guy i enjoy a coldy or six with.

i know your not asking for advice, but im given experience cos i'm a tad bored n i'd do it myself if i went throught the process for the first time again.

Get the largest deposit you can together, borrow less than they offer you, get something less than ideal.

This way you can get more equity quicker, which may lead to an ideal place quicker, if your handy pick a place you can improve at low cost.

Not had kids of my own, but my partners kids needs came before mine, this is common. Your missus has a good several years before nature demands your seed?

i reckon you got the right idea get some stuff set up, baby steps.

Don't rush to have babies. Minimise the wedding spend - it can still be fun without costing some BS amount of money.

 

Go slow with the real estate market - the guts is falling out of it and will continue to do so I think (read Harry S Dent).

FWIW, my semi professional opinion on property is buy as soon as you can (matrimonial complexities aside). Long story short, its a massively appreciating asset, that you buy using other peoples money (the banks), and it forces you to save the money you'd otherwise spend on Max Payne 3.

Property.. yes..

We bought our first house for $106,000, thats land and a 3x 2, spent another 30 g landscaping, fencing, double driveway, paving, patio and shed etc .

Sold it 8 years later for $360,000 g due to needing more room/having 3 kids..

Bought a $425,000 new house 2 years ago thats now valued at $452,000.

 

When I started work after moving from NZ to Aus in 1998 I had $500 bucks left.

So yeah, get in asap but DON'T borrow too much for the first house.

pro tip about not paying too much for your first house that - listen to B... you won't be in it long and you can make some good money by doing small things to a run down house.

My advice on housing would be to never sell... Build up the equity in your current house and borrow against that for the deposit on the next and then rent it out...

 

Kids... wait as long as you can imo... I consider myself a bit of a pro here having 4 of them You appreciate them when you are older as you aren't as busy doing stuff like fixing up houses..... You have more patience and you don't feel as if you are missing out on anything.... If I could do it all again I would wait until I was about 35.

 

 

Anyhows... I see you lurking all the time Elmo... so if you get the chance jump in and say hi.. and have a game - the missus will need to go buy shoes and stuff surely

i will always be lurking around the forums when i have internet reception.. and when the fiance has something to keep her occupied lol..

 

as for the house bit, we were looking at about 2 yrs time before we buy/build as i can get a job in a power station paying $4k a week, so we should be able to save a fair bit before the big leap..

 

and also in regards to kids, we are wanting to do a fair bit of sight seeing around the world first.. been all over AUS already, but find it more exciting overseas with different cultures, even tho it carriers a bigger price tag. i really only want kids in about 5 yrs time, so i'll be 28 at that stage..
